We are a family run campsite whose aim is to deliver a relaxing, peaceful and enjoyable stay for all our guests. The following Terms and Conditions assist in the effective management of the site and help to ensure all our customers have a safe and pleasant stay.
Please read the following Terms and Conditions carefully and ensure that everyone in your party is familiar with them.
Site – Trevellas Manor Farm Campsite, the campsite including facilities block, dog walking area, car parking area and all other ancillary areas and buildings that form the site.
You/Your – The person named on the Booking Form.
Your Party – The other people staying with you that you have booked to stay on the site.
We/Our/Us – The proprietor, Trevellas Manor Farm Campsite, Crosscoombe, St. Agnes, Cornwall, TR5 0XP
Pricing is as per our tariff as shown on our website.
Our Basic Pitch Charge includes 2 people, one tent (up to six berth or less than 20 square metres) or one caravan or one campervan/motorhome and one car. Tents of 6 berth or more, or more than 20 square metres, incur additional charges.

Our prices include VAT at the prevailing rate. If VAT rates change, we reserve the right to change our prices accordingly.
We reserve the right to accept or decline bookings entirely at our discretion.
By booking with us, you will be responsible for all members of your Party. At the time of booking, you must be at least 18 years old. It is your responsibility to ensure that all members of your Party are aware of these Terms and Conditions.
A contract between us will begin when we issue you with your Booking Confirmation.
Once the booking has been confirmed by us, we reserve the right to charge an administration fee of £5 for any subsequent amendments that you request to your booking. Amendments will only be possible subject to availability and these Terms & Conditions.
You must ensure that the number of people in your party arriving on site, does not exceed the number of people charged on your booking. Additional people must be prebooked.
No unaccompanied persons under the age of 18 will be permitted to stay on the site.
We will do our best to accommodate special requests but we cannot guarantee them and we reserve the right to change the pitch if it is necessary. Bookings are made by pitch type and we do not guarantee specific pitches within that pitch type.
If you have a disability and would like to be close to the facilities, please let us know at the time of booking.
No more than 6 people may be booked to stay on a single pitch.
Parking is available for one car on each pitch. During exceptional weather circumstances it may be necessary for the car to be parked away from the pitch. Additional cars must be prebooked and will be charged an additional daily fee. They will be required to be parked away from the pitch as directed at check in.
Bookings are non-transferable & non-refundable.
During our High Season we have a minimum bookable stay of 4 nights on all sea view pitches and a minimum bookable stay of 3 nights on all other pitch types.
During our Low Season we have a minimum bookable stay of 3 nights on all sea view pitches and a minimum bookable stay of 2 nights on all other pitch types.
Single night stays will be available for hikers (without vehicle/s) in high or low season.
We do allow small family groups to stay on site. Anyone requiring adjoining pitches must contact us to make a booking. Please note, if you would like adjoining pitches you must request the same pitch type and occupants must comply with the current coronavirus government legislation. We will do our best but cannot guarantee adjoining pitches will be available.
The person placing the booking is responsible for the payment for the group’s booking. The payments are non- refundable and non-transferable between pitches on cancellation. Where adjacent pitches are required for a multiple pitch booking during high season, the stay must be for seven nights or longer. Where stays are for a shorter time, it may not be possible to place you next to each other.
When placing a booking for more than one pitch, the normal deposit terms will apply.
We do not permit stag or hen parties to stay on site.
For Low Season bookings that commence within 7 days of the date of booking, full payment will be required at the time of booking. For bookings that will commence in more than 7 days of the date of booking, a deposit of 30% of the value of the booking will be required within 24hrs of booking and the balance will be payable 7 days before arrival.
For High Season bookings that commence within 28 days of the date of booking, full payment will be required at the time of booking. For bookings that will commence in more than 28 days of the date of booking, a deposit of 30% of the value of the booking will be required within 24hrs of booking and the balance will be payable 28 days before arrival.
The payments are non-refundable and non-transferrable.
By booking to stay with us you are entering into a contract for the provision of leisure services on a specified date or dates. Such contracts do not have a statutory right of cancellation. We strongly advise that you take out holiday insurance to cover you in case you need to cancel your stay with us.
During our booking process there is an option to take out insurance with Booking Protect Ltd. to help cover you in the event that you need to cancel your holiday. We recommend that you consider this option carefully. As a small family run business, we cannot act as your insurer.
No refunds are made for bad weather or early departure from the site.
We are not liable for refunds or expenses you incur in the event we are prevented from fulfilling your Booking as a result of circumstances beyond our control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, epidemics, health risks or such similar events ("Force Majeure").
Check-in is between 2pm and 7pm on you day of arrival. We are an unlit site and do not permit pitching after dark.
All pitches are allocated prior to arrival. Please report to reception to check in and allow us to show you to your pitch.
If you do not arrive within 24 hours of your expected arrival date, and we have not received any relevant communication from you, we reserve the right to re-let the pitch. Your payment will be non-refundable and non-transferable.
Please vacate your pitch by 11am on your day of departure.
Please ensure you pitch in the area we ask you to pitch within. Pitching in the wrong place will result in you being asked to move. Please ensure your unit exits onto your own pitch or out into the field. It must not exit onto an adjoining pitch.
Our grass pitches are approximately 10 metres wide by 12 metres deep. At the time of booking, it is your responsibility to ensure that your accommodation, any guy ropes, and car can fit within this area.
Our hardstanding pitches are approximately 10 metres wide by 12 metres deep with an area of gravel, within this area, of approximately 5.5 metres wide by 8 metres deep. The unit of accommodation and any awning must be placed upon the area of gravel. Your car can be parked on the grass area of the pitch. We recommend that a template (protective layer) is placed on the gravel to protect the flooring/groundsheet of any awning or tent placed upon the gravel.
One unit of accommodation is allowed per pitch. An additional small 1-2 berth tent (less than 8 square metres) will be permitted on the same pitch subject to there being sufficient space. If you have more than one standard unit of accommodation you must book more than one pitch.
If you are pitching on grass, please use a breathable groundsheet whenever possible. Please do not put carpets, or other coverings, down inside your tent. The weight of the carpets compresses the grass beneath and kills it within a relatively short space of time.
Grass pitches require ongoing management, and we request you cooperation to help facilitate this.
Please do not tie, attach or hang anything on our pitch markers, posts or fences.
If you book an electric hook-up you will need to supply your own electric lead.
The electric hook-ups provide a 16-amp supply. Please ensure that you do not overload the hook-up.
There are no vehicle charging facilities on site and we do not permit the charging of electric vehicles from the pitch hook-up points.
Vehicle movements should be kept to a minimum.
Vehicles should be driven in first gear and at a maximum speed of 5mph.
Vehicles must always give way to pedestrians.
Only holders of a full driving licence are permitted to drive on the site.
In exceptional circumstances, during periods of high rainfall, we may introduce a ‘no vehicle movement' policy. This means your vehicle may need to be parked away from your pitch in an alternative area. We will show you where to park should this happen.
Only one car may be parked on your pitch.
Please ask taxis to pick you up and drop you off at the entrance to the site during daylight hours. At night taxis must drop you off outside the site.
We will be allowing limited numbers of day visitors for the 2023 season subject to prior arrangement with us. Day visitors will be asked to park in our yard and must not drive on to the field. Day visitors will be asked to depart the site by 9PM.
We welcome friendly, well-behaved dogs.
You are responsible for any pets that you bring on to the site.
Dogs must be kept on a lead that ensures they can only access your pitch. Dogs must be kept on a lead whilst on site except when within the off-lead dog exercise area. Dogs must always be under your control.
Pets must not be left unattended on site.
You must clean up after you dog immediately. Please do not allow your dog to foul on other pitches.
We do not permit the use of firepits or open ground fires.
We permit the use of BBQs so long as they are used in a safe manner and are kept sufficiently above the grass so as not to burn or scorch the grass. Bricks are available to enable this.
BBQs should never be brought into an enclosed space due to the risk posed by carbon monoxide poisoning.
A bucket of water or sand, or a fire extinguisher should be available when BBQs are in use.
Please dispose of any ash or disposable BBQs, once cold, in the steel bin provided by the reception building. Do not dispose of ash into the hedges or into the general rubbish bins.
Generators are prohibited.
Children should always be under adult supervision whilst on site.
We request that all children under the age of 12 are supervised in the facilities block.
People come to our site to enjoy the peace and quiet. We ask that you are respectful of this and keep noise to a minimum, particularly between the hours of 10pm and 8am.
Any TV or music must be played at a low volume. If you enjoy louder audio a good solution is to bring and wear headphones.
Any person or group disturbing the enjoyment of the site by others may be asked to leave without a refund.
If you have any complaints, please make us aware during your stay with us. We will be unable to deal with any issues once you have left the site.
Trevellas Manor Farm Campsite will not be liable for any personal injury or illness that occurs on the site, unless caused by a negligent act or omission by us. Trevellas Manor Farm will not be liable for loss or damage to property including motor vehicles and personal effects, in any area of the site however this is caused.
Any person or group disturbing the enjoyment of the site by others may be asked to leave without a refund.
In compliance with GDPR regulations, we hold your information only to allow us to carry out our normal business. We do not share any information that you provide us with in respect of making a booking with us.
